The Rental Process

Here's how it usually works:

1. Selection
: Take a look at the listings on our site, decide on your price range, type of home, and community. If you're not familiar with the area or with particular communities don't hesitate to give us a call: 443-510-7500 or email. If we're not available right away, please leave a message - we actually return calls promptly.

2. Touring: When you think you've found a few ideal properties, make a note of the listing number for each property, usually, e.g., ML#: AA1234567. Then contact us -- we'll provide additional info, make the necessary appointments, get key access, and set up a convenient time and place to meet with you. Occasionally we can make same-day appointments, but landlords usually request notice a day ahead. We'll spend a few hours together viewing the properties you've selected.

3. Contract: Once you've chosen a place to rent you'll complete a Lease Application and the Lease Agreement for the landlord. The Lease Application will include your employment information and your authorization for a Credit Report. Samples are available on our Documents page. You'll need to provide a security deposit, plus the first month's rent. After your application has been reviewed and approved (around 3 or 4 days, sometimes landlords take a bit longer) you'll receive a completed signed copy of the lease documents. The lease agreements and procedures vary from landlord to landlord, but we'll help guide you through the process. We like to keep the stress levels to a minimum.

4. Move-In: Your move-in date will usually be the first of the month, but landlords are often flexible, particularly if the property is currently vacant. If you'd like to move in a few days ahead of time you'll pay the landlord on a per-day basis (monthly rent / 30 * number of days) until the regular month begins. You'll need to sign-up for electric/gas service with BG&E, and choose your telephone, cable TV and internet service provider prior to your move. 5. Welcome!
